Q: What is a Continuing Care Retirement Community (CCRC)?

A: A Continuing Care Retirement Community provides independent living residents with the privacy of their own spacious apartment, a community of friends and neighbors, as well as an extensive list of services and amenities so that you can enjoy your retirement. A special benefit of a CCRC is the guarantee of on-site healthcare including Assisted Living, Memory Support and Skilled Nursing. At Smith Village, a unique healthcare package is included that not only offers residents peace-of-mind for their future, but can also save them thousands, should additional care be needed. Residents can accumulate up to 100 free days in either assisted living or skilled nursing followed by a 15% lifetime discount.

Q: Is Smith Village an entrance fee community?

A: Yes. In canvassing the local senior population, many have expressed a strong preference for paying an up front fee to avoid paying the exorbitant monthly rental fees we see in similar type communities. Being an entrance fee community allows Smith Village to keep the monthly fees offered at a much lower rate.

The one-time entrance fee will be determined by the residence you choose. This refundable fee will be comparable to regional housing values. The two refund plans offered will allow you to choose the best plan for your financial portfolio and protect your assets. This entrance fee will also provide a guarantee of access to the highest quality on-site health care, should it be needed. Smith Village will use the interest earned on the entrance fee to cover operating costs.

Q: Is my entrance fee refundable?

A: Yes - we offer two different refundable entrance fee options. The 90% refundable entrance fee protects 90% of your investment in perpetuity. Should your plans change for any reason and you leave Smith Village, 90% of your entrance fee will be returned to you or your estate.

The Traditional entrance fee is roughly 30% less than the 90% refundable plan and has a declining refund over time. 4% is deducted the first month and then 2% per month of occupancy. In forty-eight months, the refundability of this entrance fee has depreciated and there is no refund if you leave the community after this time.

Q: What services and amenities are included in my monthly fee?

A: Smith Village is a non-profit Continuing Care Retirement Community governed by a volunteer Board of Trustees. Only the service fee is adjusted yearly after move-in to reflect the actual costs of operation. Cost increases, as well as savings, are passed on to residents. The monthly fee will be more than just a lease payment; it covers a multitude of unique conveniences and services that would cost much more if you were to purchase them separately.

The Monthly Service Fee includes:

• Utilities: water, sewer, electricity, basic cable, your individually controlled heating and air conditioning and operation of the washer/dryer in your apartment
• Dining: two meals a day are included in your monthly fee including breakfast and your choice of lunch or dinner from either our full-service restaurant or our more casual café
• Housekeeping: the cleaning of your apartment every other week and linen service every week
• Maintenance and Repair Services: for your home, provided appliances and the campus
• Convenient underground parking and additional parking for residents and guests
• Transportation: scheduled, routine trips and service to local physicians
• Property taxes
• Emergency Response System in every apartment: monitored 24 hours a day

Q: Can I bring my pet?

A: Yes! Smith Village knows that your pet is a member of the family. Small pets are welcome in the community.

Q: Can my grandchildren visit?

A: Yes! Smith Village will be your home; guests of any age are always welcome. There will even be a guest suite on campus to reserve for a minimal cost to accommodate over-night guests. Many apartments also have an extra bedroom or den, should your guests wish to stay with you.

Q: What other amenities will I find on campus?

A: While many of our future residents are active members of the Beverly community, they are excited to have a host of conveniences and special amenities right on campus that include: a salon/day spa, a state-of-the-art fitness center, a cocktail lounge/pub, an elegant indoor atrium, an arts & crafts studio, a convenience shop and marketplace, a library and business center and so much more.

2. Place a $1,000 completely refundable deposit and we will hold it for you.
3. Sign your Reservation Agreement and pay 10% of the entrance fee, less the $1,000 already given; this deposit is also fully refundable, with interest, until move-in.

All monies deposited go into an interest bearing escrow account at La Salle Bank and are 100% refundable prior to occupancy.
